VA Buyers in North DFW: The Appraisal Is Not a Home Inspection

By Clarissa Jackson, REALTOR®, Orchard Brokerage · · 5 min read

The short answer

A VA appraisal and a home inspection are different tasks. The VA appraiser assesses whether the home meets basic property requirements and provides an opinion of value. VA strongly recommends getting a separate home inspection. Your options if either one raises issues depend on your contract and the lender/VA process.

I hear this often from veteran buyers: "The VA already looked at the house, right?" It's a fair question, but the appraisal was never meant to replace an inspection.

What does the VA appraisal do?

According to VA, the appraiser assesses the home against basic property requirements and gives an opinion of the home's value. It supports the loan process; it is not a detailed review of the home's condition for you.

What does a home inspection do?

VA strongly recommends a separate home inspection. An inspector you hire looks at the home's condition on your behalf. Even so, an inspection does not guarantee a home is free of defects.

What if an issue comes up?

What you can do—negotiate, request repairs or end the contract—depends on the terms of your actual contract and the lender/VA process. Not every buyer can cancel in every situation, so review deadlines and options before you sign.

Frequently asked questions

Is a VA appraisal the same as a home inspection?

No. The VA appraiser assesses basic property requirements and gives an opinion of value. A home inspection is a separate review that VA strongly recommends.

Does VA require a home inspection?

VA strongly recommends a separate home inspection. Confirm current requirements with your lender.

Does an inspection guarantee the home has no problems?

No. An inspection can help you understand the home's condition, but it does not guarantee a defect-free home.

Can I cancel if the inspection finds problems?

It depends on your contract and its deadlines. Not every buyer has the same options, so review terms before signing.

Who orders the VA appraisal?

The appraisal is part of the lender/VA process. Ask your lender how and when it will be ordered for your loan.

VA Appraisal Below the Price? What the Escape Clause Protects

When a VA-established reasonable value is below the contract price, the VA escape clause gives the eligible buyer the option to renegotiate, bring funds to cover the difference, request a Reconsideration of Value, or exit for that valuation reason without forfeiting earnest money. It does not cancel the contract for unrelated reasons, and it does not necessarily refund inspection fees, appraisal fees, or builder upgrade deposits.
